Common fields on a commercial invoice

  • The words 'Tax Invoice' displayed on the document.
  • Your legal name, address and tax number if you have one.
  • The client's name and address, plus their tax number if they are registered.
  • A unique invoice number in your sequence.
  • The date of issue, and the date of supply when the two differ.
  • A clear description of the service or line item.
  • Unit price, quantity, tax rate and amount for every line, in the chosen currency.
  • Any discount you gave.
  • The total excluding tax, the tax amount, and the gross total payable.

Questions people ask

Is the invoice this generates legally valid?

No. This is a PDF template that calculates tax at the rate you choose. The UAE, Saudi Arabia, Bahrain and Oman each have their own rules and authorities (Saudi Arabia often requires an approved electronic invoicing system). Qatar and Kuwait currently have no VAT. Ask an accountant in your country.

Do I charge VAT on commission for a residential property?

Yes. Residential leases are exempt and the first sale of new residential property is zero-rated, but the brokerage service you supply is a separate, standard-rated supply at 5%. The relief applies to the property, not to your commission.

When do I have to issue it?

Generally within 14 days of the date of supply. That is why the tool lets you set a supply date separately from the issue date.

Do you store my client's data?

No. Nothing is sent to us — the whole tool runs in your browser. Your own agency details are kept in this browser's local storage so you don't retype them, and 'Forget my details' erases them.

Is the invoice number really sequential?

It is sequential within this browser only. If you invoice from more than one device, or someone else in the office issues invoices too, the sequence has to be kept in one place — which is exactly what a proper record on your computer is for.

Why is the PDF in English when this page is in Arabic?

The PDF stays in English so Arabic or Hebrew text does not break inside the file. That is a technical choice, not an authority approval.

What if my client is outside the UAE?

The reverse charge may apply. Tick the reverse charge option and the invoice will show the Article 48 statement instead of charging VAT. Confirm the treatment with your accountant before you send it.
